So how do you build that list, especially if you’re newer to an area?
Here’s one of our favorite grassroots tricks: Use Facebook Groups.
🧭 Step 1: Search Facebook Groups for Local Recommendations
Head over to Facebook and use the search bar at the top. Try keywords like:
“[Town Name] Community”
“[County Name] Buy Sell Trade”
“[Area Name] Bulletin Board”
“Colorado Contractors” or “Real Estate Services”
Join groups that are active and community-oriented. Most towns and counties have at least one that’s a goldmine for referrals.
Once inside a group, go to the search bar within the group and type in things like:
“plumber”
“electrician”
“septic”
“general contractor”
“junk removal”
“tree trimming”
“handyman”
You’ll often find posts like:
“Looking for a good roofer in the area — any recommendations?”
And the comments? That’s where the magic is.
🔍 Step 2: Review the Comments and Look for Consistent Recommendations
Look for names that come up repeatedly — bonus points if someone drops a business page or phone number. Take a few minutes to check out the recommended business:
Are they tagged in multiple threads?
Do they respond to clients professionally?
Are they active and local?
Do they have a Facebook page with reviews?
Save the names of anyone who stands out.
💾 Step 3: Add the Provider into Your CRM
Here’s where we keep it clean and organized.
Open Your CRM and create a new contact for the service provider. We recommend using this format:
Contact Type: Vendor / Service Provider
Name: Joe’s Plumbing
Company: Joe’s Plumbing LLC

Create a Smart List for “Vendors by Category” or “Local Contractors” so you can quickly reference this when a client asks for a recommendation.
🤝 Step 4: Reach Out and Start a Relationship
Don’t just add them to your CRM and call it done.
Send a quick message or email to introduce yourself:
“Hi Joe — I’m a local real estate agent and your name came up several times in a Facebook group as a top-notch plumber. I’d love to keep your info on hand for clients who need great service. Let me know if you’re open to connecting — and if you’d like to be on our go-to list!”
Relationships built before the referral are worth more than scrambling during an emergency.
🌱 Step 5: Update, Maintain, and USE That List!
This isn’t a one-and-done task.
Keep adding as you find new names.
Remove vendors who stop responding or get poor feedback.
Recommend only who you trust — and keep track of your client feedback.
